Jeanine started off with Saint Cloud zip code 34769. There were 28 homes that sold and of that total, 24 were single story homes with a price per square foot of $246.09. The remaining 4 were two story homes with an average price per square foot of $174.95.
Housing Market Statistics For Saint Cloud FL Zip Code 34771
Kristin stated that provided an average of $295.33 which is up 6.9% from the previous month and the market is up 9.3% versus the same time last year. There are currently 59 active homes on the market in zip code 34769 which gives a 2.1 months’ supply of inventory. The median days to contract is 27 and the median days to close is 60.
Jeanine then provided the housing statistics for St. Cloud FL zip code 34771. This happens to be the busiest zip code in Saint Cloud. There were 110 homes sold in September. Seventy-four of them were single story homes with an average price per square foot of $249.34. The remaining 36 were two story homes with an average price per square foot of $204.14.
The total price per square foot ended up being $234.48, which is up slightly at 0.5% and versus the same time last year, the market is up 6.7%. Jeanine then reported on zip code 34773 which represents Harmony in St. Cloud Florida. There were only 16 homes that were sold in September. Eight of them were single story homes with an average price per square foot of $220.32. The remaining 8 were two story homes with an average price per square foot of $196.73.
Kristin provided the average price per square foot of $208.52 for zip code 34773 which is up 0.5% versus last month. For the same period year to date versus last year it is virtually the same. There are currently 60 actives homes in zip code 34773 in the MLS which gives you an 3.8 months’ supply of inventory. The median days to contract is 39 days and the median days to close is 85.
Jeanine then reported on vacant land sales in St. Cloud Florida for the month of September. There were 16 parcels of land that were sold this past month. The largest parcel of vacant land that sold went for $1.4M and it is less then 5 acres.
Harmony FL Homes Sold In September 2023
Harmony Florida homes that sold in September 2023 were provided by Jeanine. In Harmony Main there were 15 homes that were sold this past month. Four of the months were single stores with an average price per square foot of $211.03. The remaining 11 were two story homes with an average price per square foot of $177.39.
Harmony West had 5 homes that were sold. Three of them were single story homes with an average price per square foot of $229.61. The remaining 2 were two story homes at an average price per square foot of $179.40. Harmony Central showed only one two story home that sold at an average price per square foot of $243.04. Jeanine commented that homes are still selling but in Harmony it is taking longer to sell than the other zip codes in Saint Cloud Florida unless you selling price is sharp.
Kristin asked Jeanine how the real estate conference was in Chicago that she attended recently. Jeanine was around agents from all over the country and all of them are experiencing the same thing. The market is slower now with interest rates high.
