Both Jeanine and Kristin get right to the stats for the Saint Cloud Florida housing market during the month of May 2023. Jeanine started off by announcing that there were 28 properties that sold in Saint Cloud Florida zip code 34769. Twenty-three of those were single-story homes at a price per square foot of $256.74 and the remaining 5 two-story homes that sold came in at a price per square foot of $219.88.
Kristin added that the average price per square foot month over month is up 6.3% at %250.16 and last month at $235.44. Looking at the year-over-year numbers we are still seeing gains of 12.2%. It was $222.93 a year ago. The median days to contract was 26 and then the median days to close was 67. Right now, there are 46 active homes on the market which gives you about a 1.6 month's supply of real estate inventory.
St. Cloud FL Zip Code 34771 Is The Busiest Of All The Zip Codes
Moving to St. Cloud FL zip code 34771, there were 119 homes that sold. Sixty of the homes that sold were single-story homes at an average price per square foot of $233.75. There were 59 two-story homes that sold at an average price per square foot of $203.99. The total average price per square foot was $219 for May.
Kristin said comparing the month-over-month numbers, there was no change, and year over year, the market is up 1.7%. The median days to contract just using the numbers for resales was 38 and 75 days to close. Currently, there are 237 active homes which give us a two-month supply of inventory in zip code 34771 which is the busiest zip code. The median days on the market is 52 and the average is 84.
Jeanine then moved to Saint Cloud Florida zip code 34772 where there were 67 homes that sold in May. The average price per square foot for those 67 homes was $211.86. There were 47 single-story homes that sold at an average price per square foot of $231.42. There were 20 two-story homes that sold at an average price per square foot of $165.90.
Month over month the price per square foot is down less than one-half of a percent, so basically the same. Year-over-year numbers are up one-half of one percent, again, basically the same. The median days to contract is 36 and the median days to close is 66. There are currently 125 active homes for sale, which represents a 1.9 months supply.
Harmony Homes Sales Are Included In Saint Cloud FL Zip Code 34773
Saint Cloud zip code 34773 which includes Harmony is very quiet Jeanine stated. She said there were 13 homes that sold and only one of those homes sold was for 55 and older that Jeanine herself sold. The average price per square foot for those homes that sold was $190.23. There were 5 single-story homes that were sold at an average price per square foot of $201.04. Eight two-story homes were sold at an average price per square foot of $183.47.
Kristin said the overall average price per square foot is down 11% but it is not accurate if you are looking at like or comparable homes. Month over month the market is down 11% and year over year it is down 7%. The median days to contract is 45 and the median days to close is 99. Currently, there are 38 active homes for sale, which represents a 2.9 months supply of inventory.
Jeanine then went into vacant land sales in St. Cloud Fl for May 2023. There were 16 parcels of land that were sold in May. She said the smallest sale was for .69 acres and that sold for $32K. The highest sale was for a larger parcel of 6.82 acres that was listed for $629,000 and sold for $550,000.

Jeanine was commenting on the marketplace and saying that she thinks the sellers are starting to understand what is happening and know that they can’t be overpriced in this market. They also need to allow a little bit of a buffer to help the buyer or accept a lower-price offer. Kristin was saying she is excited to see what happens this summer and that typically more homes are sold in the summer months because people want to move before school starts.
