Kristin asked Jeanine what happened in the St. Cloud zip code 34769 for the month of April. Jeanine replied that there were 19 properties sold in April. Sixteen of them were single-story homes and three were two-story homes. The average price per square foot overall was $235.44. The average price per square foot for the single-story homes was $242.80 and $196.16 for the two-story homes.

Kristin added the overall price per square foot compared to last month in March is up 3.0%. Comparing year over year, so April of 2023 versus April of 2022 the market is up 8.2%. The days to contract was 12 and the days to close was 55. There is a 2.3 month's supply of inventory in zip code 34769.
Jeanine then moved on to homes sold in St. Cloud FL zip code 34771 which is typically the busiest of all the zip codes. There were 78 homes that were sold in Saint Cloud FL zip code 34771. Forty-four of those homes sold were single-story homes and 34 homes were two-story homes. The single-story homes had a price per square foot of $234.38 and the two-story homes came in at $190.71.

The overall price per square foot was $215.34 Kristin added and that is down 6.2% from last month and it is also down 6.1% versus April of 2022. The days to contract was 30 and the days to close was 64. Kristina added that there is a 2.9 months’ supply of real estate inventory in zip code 34771.
There were 45 homes sold in St. Cloud FL zip code 34772 in April. Thirty-two of the homes sold were single-story homes with an average price per square foot of $228.20. The remaining 13 homes that were sold were two-story homes at a price per square foot of $178.95.
Kristin added the overall price per square foot of $213.97 which is a 1.3% decrease versus March 2023 and a year over year, comparing April this year to April of last year is a decrease of 2.6%. There were 20 days to contract and then 52 days to close and a 2.4 months’ supply of inventory.
Jeanine moved on to Saint Cloud FL zip code 34773 where there were 10 homes sold in April. Eight of the homes sold were single stories at a price per square foot of $222.95. The two remaining two-story homes sold came in at a price per square foot of $176.33.

Kristin said when comparing the price per square foot month over month there is a decrease of 6.6% versus year over year where the market is up 10.3%. The days to contract are 30 and the days to close are 50. The month’s supply of real estate inventory in zip code 34773 is 4.5 months.
There were 17 parcels of land that were sold in April. The largest purchase made for a parcel of land was $4.55M for 21 acres. The next largest parcel of land purchase was for $1.5M for 5 acres.
Harmony Florida homes sold in April number only three. Jeanine herself represented all three of those homes that sold in April. There were two properties sold in Ashley Park and one on Dark Sky Drive. The balance of the sales came from Harmony West.
There were 9 homes sold in Harmony West and 7 of them were single-story homes that had a price per square foot of $222.22 and the 2 two-story homes that sold had an average price per square foot of $176.33.

Jeanine and Kristin were talking about what an interesting real estate market it is right now in St. Cloud FL. Homes are sitting on the market a little longer unless you are in that sweet spot. Home prices have decreased a little as well.
