Real Estate Market Report For Saint Cloud Florida March 2023 Shows A Traditional Spring Market

Jeanine started with Saint Cloud zip code 34769 which represents the downtown area. There were 35 sales in the month of March. Twenty-nine of the properties sold were single-story homes and had a price per square foot of $239.56. There were 6 two-story homes that were sold at a price per square foot of $176.09.

Kristin said the average price per square foot across the board was $228.68 and this zip code was up 3.7% versus February 2023. The market is up 11.9% versus March 2022. She said the days to contract were 25 and days to close were 53. The days to contract and days to close were the exact same as last month so no change in this zip code. Kristin added that there were 42 active homes on the market and with the 35 sales in March it means that there is a 1.2 months supply of inventory in zip code 34769.

Jeanine then reported on the sales in the busiest zip code in Saint Cloud, 34771. There were 104 homes that sold during March. Seventy-one of the homes that sold were single-story homes at a price per square foot of $236.72. Thirty-three of the homes that sold were two-story homes at a price per square foot of $197.07.

Saint Cloud FL Homes Sold In March 2023 For Zip Code 34771 Was 104 Homes

Kristin said the overall average price per square foot was $224.14. Zip code 34771 is up 8.6% versus February 2023 and up 6.6% versus March 2022. The days to contract were 32 and days to close were 64. There are currently 227 active homes on the market in zip code 34771 and there is a 2.2 month’s supply of inventory.

Moving onto Saint Cloud zip code 34772. Jeanine said there were 57 properties that were sold in March. Forty-one of the homes sold were single-story homes with a price per square foot of $224.64. The 16 two-story homes that sold had a price per square foot of $194.73.

Kristin added that the month-over-month averages, comparing March to February 2023 were up 2.6%, and year over year this market segment is still up 1%. The average days to contract was 58 and the days to close were 94. There are currently 136 active homes on the market which leaves a 2.4 month's supply of inventory.

Jeanine then reported on Saint Cloud Florida zip code 34773 which includes the community of Harmony. There were 17 properties that were sold in March. Thirteen of them were single-story homes with a price per square foot of $214.65. There were 4 two-story homes that sold at a price per square foot of $180.53.

Harmony Homes Sold For The Month Of March

Kristin said month over month, this zip code is down 2.7%, and year over year, the market is up .38%. She said the days to contract were 5 and the days to close were 47. She said this was the quickest-moving zip code. There are 42 active homes on the market leaving a 2.5 months’ supply of inventory.

Jeanine then moved on to Harmony homes sold specifically. She said Harmony Main had 8 properties that sold in March. There were two single-story homes that sold at a price per square foot of $204.94 and the 6 two-story homes that sold had a price per square foot was $192.94.

Jeanine then reported on Ashley Park which had just townhomes and condos. The price per square foot for the properties sold was $167.55. For the resales, the price per square foot was $192.51. She said in The Lakes there was only one property that was sold which had a price per square foot of $204.89.

Reporting on Harmony West there were 12 properties that sold in March. There were 10 single-story homes that were sold with an average price per square foot of $217.56. The 2 two-story homes that sold had an average price per square foot of $180.97.

St. Cloud FL Sales For Vacant Land March 2023

Jeanine and Kristin then reported on vacant land sales in St. Cloud FL. Jeanine stated there were only 9 parcels of land sold in March. Normally, vacant land sales are in cash but this past month, 3 of the 9 sales were done conventionally. The sales with the most acres sold had 20 that went for $400K. There was another sale that had 4 acres and went for $950K. Kristin said that weren’t any large parcels of land sold recently.

Kristin added that she felt like it is a traditional spring market in terms of demand and buyers still wanting to purchase. She continued that prices are still rising slowly but at a slower pace than last year.

Jeanine commented that with the current market, it could take a little bit of time to sell and that you must be patient. It could sit on the market for 30 to 60 days and then take 30 days to close.
