Jeanine started the December 2022 recap with St. Cloud zip code 34769. There was a total of 25 homes that were sold last month. Twenty-two of the homes sold were single-story homes and three were two-story homes. The single-story homes had an average price per square foot of $228.26 and the two-story homes had a price per square foot of $156.78.

Kristin added the overall month-over-month averages on the price per square foot that found zip code 34769 was down a little at 2.7% but up 11.1% for the year. She added that there is a 2.5-month supply of inventory for that zip code. Jeanine said that is still low. A normal real estate market carries around a 3-4 months’ supply of inventory.
Jeanine then moved to Saint Cloud zip code 34771 where there were 71 homes that sold in December. Thirty-two of the 71 homes sold were single-story homes at $224.55 price per square foot. The 39 two-story homes that sold had an average price per square foot of $196.50.
Saint Cloud Florida Homes Sold During December 2022 in Zip code 34772
Kristin reported that the overall month-over-month price per square foot numbers were almost exactly even so no change there. Year over year, zip code 34771 is still up 5.3% and there is a 3.8 month’s supply of inventory. She added that is a healthy supply of inventory and Jeanine commented that there is a lot of building going on in that zip code.
Jeanine then reported that there were 52 homes sold in zip code 34772. There were 42 single-story homes that sold at an average price per square foot of $219.98. The 10 two-story homes that sold came in at an average price per square foot of $189.43.
Kristin added that the overall month-over-month price per square foot was down slightly at 3.8% and year over year this zip code is up 13.8%. There is a 3 month’s supply of inventory on hand.
Jeanine moved onto St. Cloud zip code 34773 which includes Harmony. There were 15 homes that sold in December. Ten of the 15 homes that sold were single-story homes and had an average price per square foot of $228 and the 5 two-story homes at $180.25.
Kristin said the overall month-over-month price per square foot for zip code 34773 was up 1.7% and year over year is up 14.4%. There is a 1.8-month supply of inventory.
St. Cloud Florida Vacant Land Sales For December
Jeanine then moved on to report vacant land sales in Saint Cloud FL. She reported there were only 9 parcels of land that were sold in December. The largest parcel that sold was on Leon Tyson Road for $1.8M for 5 acres of land. The lowest parcel of land sold for $35K and was less than an acre at .69. All 9 parcels were sold for cash.
Harmony Florida Home Sales For December 2022
Regarding Harmony Florida specifically, Jeanine said they break it down by category. Jeanine started with Ashley Park which is where all the condos and townhomes are. There was only one townhouse that sold in December. It was listed for $270K and ended up selling for $256.5K. The price per square foot was $174.25.
Kristin said there was only one resale in the month of December. She said it was listed for $475K and sold for $455K. It came out to $171.57 price per square foot.
In The Lakes, Jeanine stated only one property was sold in December. It was listed for $392.5K and it sold for that amount. The price per square foot was $209.22.
Kristin reported on Harmony West. She said they are going crazy out there. Every home that sold in December was brand new construction. There were 14 properties that sold in December and the average price per square foot was $214.97.
