St. Cloud Florida Housing Market Report For January 2022 Presented By Jeanine Corcoran
She is the broker for The Corcoran Connection, a real estate company. Jeanine is joined by her co-host Kristin Macari owner of Studio Nine 13. Welcome to the 11th episode of Discover St. Cloud Florida where we will cover the St. Cloud Florida housing market report for January.
Kristin led off by asking Jeanine what happened in the real estate market in St. Cloud in January? Jeanine replied that for single-family homes in the month of January there were 138 homes that sold.
In the zip code 34769, there were 32 homes that sold. In zip code 34771 there were 63 homes that sold and in 34772 there were 32 homes sold. And in zip code 34773, there were 11 homes that sold. The lowest-priced home that sold had 2 bedrooms and 1 bathroom that was a little over 1,000 sq. ft. This home sold for $139K. the price per square foot was $132. View video source.
The highest-priced home that sold in St. Cloud, Florida had 4 bedrooms and 3 bathrooms and had 2,636 sq. ft. This home sold for $849,900. The price per square foot was $322. In January 2021 the number of homes that sold was 139 versus January 2022 where 138 homes were sold. Both Jeanine and Kristin said while the number of homes that sold was roughly the same, it just feels different this year, like a completely different market.
The Number Of Homes For Sale In St. Cloud Florida Is Outnumbered By The Buyers Wanting A Home
Kristin said that the buyers outnumber the number of homes for sale. Jeanine stated that it is a challenging market for the buyers, and she said, “We feel your pain”. She continued that there are different strategies to help with that. For example, as there are multiple offers on each home it could be winning a bid.
Jeanine has been in the real estate market since 2005 and the current market conditions are new for her as well. She has to stay on top of everything, keeping up with the experts and what they suggest doing in certain circumstances. Jeanine cautioned buyers to not ask for “closing costs” in this current market.
Kristin shared that she and her husband have been looking for a home to buy in Harmony for 18 months. They finally gave in and ended up buying a new construction home that was already under construction. The original deal fell through with the original buyer and they were lucky enough to find it.
Kristin had reached out to Jones Homes as they were getting kind of desperate as they were 6 months out from their current lease being up. She said that they have the pulse on the market here in Harmony and they felt like it wasn’t about to change any time soon.

Jeanine added that when looking online on automated websites like Zillow she cautioned people that these sites are not accurate. Jeanine then reported on vacant land sales for January 2002. Seventeen vacant lots sold this past month. The lowest sale price was $6K for 1.52 acres and it is not buildable. The highest price that sold was $410K for 2.35 acres.
Kristin added that you can build more houses, but you can’t make more land and from an investor's point of view, a lot of them are investing in the purchase of land for this very reason. There are 105 active listings currently in St. Cloud and only 20 active listings in Lake Nona as a comparison.
