Buying new construction seems easy, right?  Choose the perfect lot, pick out a floor plan and up the house goes, NOT!  No Sellers to deal with, no repairs because the house is new, no drawn-out negotiations.  Right?  Not so fast!  In any real estate transaction, it is important to have a professional on your side, even if the process seems straightforward to you.  Listen to this helpful tip.

Dirty little secret number one.  Use a Realtor.  

It doesn't cost a penny more.  The commission is included in the price.and not using a Realtor just adds to the builder's profit.  Let me explain...

 

Things can go sideways.  The timeline for purchasing new construction is typically a bit longer than buying an existing home unless the builder already has it built.  From the first time you visit the sales center, to choosing your layout, construction, inspections, and finally closing, there are ample opportunities for things to go sideways.

A friendly smile is what you see when walking into a sales center, but don't forget, they work for the builder.  So bring your Realtor with you on your first visit.  Most builders require they accompany you and register with you.  With a professional you trust by your side, the process will be easy and you can rest knowing you have someone by your side looking after your interest who is there to protect your time and help save you money.
